sir this email for your suggestion to be givn in court.
Mine is 85 year old building having Load bearing walls and the roof is of Manglorian tiles, and all stairs are of wooden not touching the wall at all.
Now the problem is the landlord now taken the approval of addition and alteration of the building. the permission granted by the BMC is to fit the lift but not to disturb the wall at all. But the landlord has fitted the lift after demolition of the walls i.e. fitted the I beams inside the wall and also reduced the thickness of the wall to 9" to 11". now he is going to fit the lift. also BMC graqnted the permission to construct the loft ( on the roof) which he is making the pucca room. and also constructed the terrace on the roof by making the sloping roof smaller and remaining terrace. Moreover they have excavated the ground floor 7 Ft. flooring to make the pit for the lift cabin. moreover the staircases they constructed of RCC on the wall.
kindly let me know is this safe enough for the building as being the old building there is already extra FSI is constructed and over and above this load of lift , vibration and load on the roof. your early reply on this will be highly apreciated.

    I think that for this old building having age of 80 years. Any type of construction and excavation is very dangerous for the people living inside the building. My utter most advice is that to demolish the building and construct the new one.  In my opinion the lives is most important than the money because you can earn money but you can not revive the dead people.     BMC should take strict action against this landlord and check the safety of people living inside the building.

A COMPETENT STRUCTURAL ENGINEER SHOULD VISIT THE SITE ,INSPECT IN DETAIL AND RECTIFICATIONS AS REQUIRED BY HIM MAY BE DONE

Dear Mr. Rajendra,

It is not possible to answer this without a detailed site inspection. The structural engineer will have to view the new and old construction, identify load paths and then based on analysis and experience, give an answer.

Sir,With out complete plan and section of existing house and the present property of material/specifications it's not possible to suggest the solution for your proposal of renovation or alterations

The lift laod and vibration may cause serious problems to the building. Reduction of wall thickness makes more serious. There are high probability for failure of the structure

As long as the structure no cracks, no settlements, no deformations etc in its system, the load bearing building can stand any number of years (e.g, buildings such as Tajmahal, Palaces in India, rastrapathi Bhavan, etc)  . Now, any changes or modifications is proposed, then a study on building's stability should be carried out and clearance can be given if it doesn't affect it.

Yes, I agree with this provided the foundation shall be verified for additional load.
more over verify any dampness.if so provide water-resistant paints
