Siting Tall Buildings Considerations<xml><o></o>
1       Mater plans generally, do not permit such buildings in congested areas<o></o>
2       Master plans also, do not permit such buildings near air ports<o></o>
3       Master plans also, do not permit such building near ancient structures<o></o>
4       Since, tall buildings may affect easement rights related to existing structures, such buildings should be proposed, only for free areas<o></o>
5       Such free areas may be located at coast or at river banks<o></o>
6       Such structures often, rest on rocks, properties of soil near surface do not concern considerably<o></o>
7       Tall buildings location should allow locating associated carport to avoid congestion by parked cars blocking all streets or road sides<o></o>
8       Such problems have been noticed even in UAE Abu Dhabi & Dubai, where parking had been a menance & still do<o></o>
9       I have seen cars parked on central line of roads, which is not acceptable<o></o>
10  People had no other choice over there & ready to pay fines<o></o>
11  In fact tall buildings should be permitted in quee of tall buildings<o></o>
12  For example, Doha corniche diplomatic enclave got many slender & tall structures in one row, though looking tall building congested area.<o></o>
13  Personally, I do not appreciate such planning, since planning should speak of some objective or philosophy or unity & rythm<o></o>
14  Tall buildings & other such buildings should reflect about culture of that area & unity  with harmonious reflecting announcing structure tuning<o></o>
15  Structure should be exposed to produce vistas created by beams & columns elevations, but it has been seen that all such elevations are covered by space frame supported façade in geometrical profile<o></o>
16  With such envelope framing, whole arcade looks monotonous<o></o>
17  It is not understood by engineers, why such structural elevations that speak of city, are concealed to show artificial architecture<o></o>

Town Planning Concept- Scheme

  1. Long 20 years back, I worked schematically on my own on a township conceptual scheme, when in those days, promoters were not aware of integrated towns/self contained concepts, though Delhi Master plan had cleared such concepts in principle
  2. I was unsuccessful to realize this dream into reality
  3. Current situation is that promoters have haphazardly abused use of land for townships & just for making trillions of profits
  4. I attach a file just for reference, while more details could be published later

Tall/High Rise Township<o></o>
1       Tall buildings do need high profile supporting services & surroundings<o></o>
2       Such buildings do also, require an representative scope area on ground so as to match with its dignity<o></o>
3       Just erection of one tall structure in certain congestion area cannot be considered tenable<o></o>
4       Suggested to plan buildings in many numbers in certain location for high rise, so as to socialize, utilize land use, extend its supporting services in a systematic style<o></o>
5       Since buildings being tall, can help at least in day time, provide sunlight illumination within all building premises to an extent virtually feasible<o></o>
6       Dependence on use of air conditioning should be minimized to an extent practically possible<o></o>
7       Such concept to use maximum natural energy is a follow up of green building or old ours’ concept <o></o>
8       Least use of air conditioning shall effect typical requirement on specifications of glazing on windows as well as on building external cladding & envelope<o></o>
9       Buildings should be kept provided with a distance between two buildings & two rows, which space on area can be used to facilitate location of other ancillary buildings, provision pertinent roads, services etc<o></o>
10  Gap between two such buildings helps in preventing fire from spreading to other buildings as well<o></o>
11  All such buildings remain surrounded by soft landscape all times, where on trees can be planted with complete external irrigation system<o></o>
12  Along with such buildings, group car parking lots/multi stories car ports can be added so that not to allow any car outside buildings on circulation streets/internal roads to keep township tidy & clean<o></o>
13  Reservoirs can be accommodated within such areas of landscape<o></o>
14  Fire fighting external system can also be very well accommodated<o></o>
15  Other facilities for town residents can also be easily added for its working infra structure constituents<o></o>
16  In addition to assist its residents, local markets, local schools & medical homes, police stations, substations etc can also, be provided<o></o>
17  If so required for local entertainment or recreation, swimming pools, tennis sports courts etc can also, be provided<o></o>
18  Sizes of such buildings should be designed in a way that adequate length & width should be available to encounter wind forces<o></o>
19  In case of collapse due to whatsoever cause, failed building should not adversely impact on other buildings around<o></o>
20  <v><v></v><v><v></v><v></v><v></v><v></v><v></v><v></v><v></v><v></v><v></v><v></v><v></v><v></v></v><v></v><o></o></v><v><v></v><v></v></v>Such complex delivery provision would certainly, require controls respecting rain water disposals from ground open areas, while major run off of rain water may irrigate green areas<o></o>
21  Provision of rain water preservation can be made for water discharge that is not naturally preserved in to soil strata<o></o>
22  When such type of tall buildings based complexes are planned, beautiful landscape can be included around buildings<o></o>
23  A sample indicate township sketch has been included on word format for reference information only<o></o>
24  Many such integrated complexes have been accommodated on this plan to constitute a major township <o></o>
25  Shapes of buildings in plans would contain styles so as to have varying architecture for each building<o></o>

Statutory Clearances

    1. Tone of question tells that originator knows its answer very well, yet it has been raised for others benefit
    2. Planing authority/Master plan controller
    3. NCR- NCR Board involving all NCR chief ministers if location is NCR
    4. State authority involving development
    5. Urban development ministry
    6. Environment clearance/green building controls including harvesting, soft landscape, sewage treatment plant, biological waster treatment for hospitals, other uncommon waste
    7. Public health including sanitary/sewage/water supplies/storm water etc
    8. Electricity authority
    9. Fire authority
    10. Airports authority
    11. Standby services support controls
    12. Public safety controls including movements
    13. Possibly I could forget certain other, which shall be added later
