Central Park Tower, also known as the Nordstrom Tower, is a residential supertall skyscraper being developed by Extell Development Company and Shanghai Municipal Investment Group along Billionaires' Row on 57th Street in Midtown Manhattan, New York City. This 95-storey tower is designed by Adrian Smith + Gordon Gill Architecture,an architecture firm based in Chicago. [Adrian D. Smith (born August 19, 1944) is an American architect, who also designed the world's tallest structure, Burj Khalifa, as well as the building projected to surpass it, the Jeddah Tower. He also served as a senior architect for the Trump International Hotel & Tower in Chicago, the Jin Mao Tower in Shanghai, and Zifeng Tower in Nanjing]. It is interesting to note that the firm of Adrian Smith beat out other notable contenders for the design including Herzog & de Meuron, SHoP Architects, Jean Nouvel, Foster and Partners, and Rogers Stirk Harbour + Partners.The building rises 472 m and is the second-tallest skyscraper in the United States and the Western Hemisphere, the 15th tallest building in the world, the tallest residential building in the world (the much taller Burj Khalifa in Dubai has 900 residential units, but is mixed-use), and the tallest building outside Asia by roof height.
The Central Park Tower has a total area of 111,483 m2, with 64,586 m2 dedicated to residential use, 4,600 m2 for amenities, and 326,500 m2 for Nordstrom’s Manhattan flagship store.
The site of the Central Park Tower was formerly occupied by two buildings at 225 West 57th Street and 1780 Broadway, which were demolished in 2011–2012. In mid-2012, Nordstrom committed to opening their first store in New York City within the base of the tower. A proposed cantilever above the Art Students League of New York's building at 215 West 57th Street, intended to maximize views of nearby Central Park, resulted in several lawsuits, but was later allowed because construction had already started. Despite uncertainty about the final design and complications relating to the tower's financing, excavations at the site started in May 2014. Actual construction started in February 2015. Central Park Tower surpassed 432 Park Avenue in March 2019, reaching 430 m. It reached over 440 m by the end of July 2019, surpassing Willis Tower in Chicago, with the building topping out in September 2019 (the same day as One Vanderbilt, a 67-floor supertall skyscraper in midtown Manhattan, New York City).
Construction of the Central Park Tower has been halted since March 2020 due to the COVID-19 pandemic in New York City.
On July 12, 2017, a 2,000 kg crate containing window panes fell from the building's 16th floor after a ramp connecting the construction hoist to the building collapsed. The New York City Fire Department closed 58th Street for the rest of the day to investigate.
On December 18, 2019, ice falling from Central Park Tower injured a pedestrian, who required hospitalization. Multiple blocks near the building were closed to traffic and pedestrians by the Department of Emergency Management, and the Department of Buildings stopped construction on the building indefinitely. The falling ice was considered problematic because ice sliding down a flat facade, such as that of Central Park Tower, could reach a maximum speed of 110 km/h from a height of as little as 15 stories.
The first seven floors of the tower are anchored by New York City's first Nordstrom department store. Floors eight to twelve will house amenity spaces for residents.
The building contains 179 condominiums starting on the 32nd floor, spanning on average 460 m2, with open layouts and floor-to-ceiling windows overlooking Central Park.A triplex penthouse at the top of the building will span 1,600 m2 across floors 129 through 131.
There will be 4,600 m2 of amenities on floors eight to twelve. On the 14th floor, the building will feature the “Central Park Club” with a lounge, theater, conference room, play area and a tween lounge. A landscaped terrace designed by HMWhite will feature a 18.3 m outdoor pool with pergolas and trellises, central lawn and two gardens. On the 16th floor, there will be a 19.2 indoor pool, exercise room, spa, gym, basketball court and children's playroom.
There will also be a three-floor private club named "The 100th Floor" near the building's apex, marketed as the highest private club in the world. The 4,600 m2 space will contain a 126-person ballroom, a cigar bar, and a private dining room.
A Nordstrom department store was the first part of the Central Park Tower to be finished, opening on October 24, 2019. It covers 26,500 m2 across the building's first seven floors. The store also contains six different bars and restaurants, including two operated by celebrity chef Tom Douglas.
Central Park Tower design and features
Central Park Tower features a steel and reinforced concrete structure. It has a cantilevered section to its east, a wing to the west. The integrated package resembles a cluster of extremely thin and elongated towers stacked together.
The main core of Central Park Tower has been pushed to the sides, which provides strength and elegance to the structure. It also provides large uninterrupted spaces inside the residences and allows floor-to-height window fixtures.
The tower’s façade features a structurally‐glazed aluminium curtain wall system, satin-finished stainless steel fins and glass, while the Nordstrom store features double-curved, insulated and laminated glass units.
New York-based engineering firm WSP is responsible for providing the structural engineering services.
Lendlease, a construction services company, is providing construction management for the project.
Interiors of the residences have been designed by Rottet Studio, an architecture firm based in Texas.
Surface Design Group, a design and construction firm based in New York, provided consulting services for the schematic design, building information model (BIM), enclosure model and site inspection services.
New Jersey-based Doka provided construction services, including pre-assembly of formwork, engineering and fabrication of support beams and sub-assemblies.
Touchtel Electric & Datacom, a full-service electrical company based in New York, is responsible for the installation of telecom, security and building management system at the Central Park Tower.
PJ Mechanical Corporation, a construction company based in New York, is involved in the construction of the tower.
